Owner Benefit Package
Our 208.properties Owner Benefit Package is designed to provide protection, convenience and value to our owners. We are continuing to add more services as we find value with more partners in the Treasure Valley.
We believe in investing in our systems anyway that we can. The Owner Benefit Package will be billed as a monthly charge and collected from rents due from residents.
The Owner Benefits Package is only $45 per door/per month & includes the following features:
Owner Portal | When something comes up, answers aren’t buried in emails or text threads. Everything about your property lives in one place, so decisions are faster, clearer, and easier to track. We provide a 24/7 online Owner Portal where you can view financials, submit questions, approve work orders, and communicate directly with our team.
Online Inspection Reports | If there’s ever a question about damage or condition, the story isn’t based on memory. You’ve got time-stamped, photo-backed proof to protect your asset and guide smart maintenance decisions. We complete a property standards conditional inspection to set a baseline for the home, and incoming tenants complete a detailed electronic move-in/move-out inspections with photo documentation. All reports are stored for your records.
Tenancy Guarantee | If a placement doesn’t stick, the bill doesn’t double. Instead of paying two leasing fees for one year, you get a second chance at a full-term resident without the extra cost. For residents we screen and place on a 12-month lease (Military Clause excluded), we guarantee the tenancy for that initial term. If that resident doesn’t complete the first 12 months, we re-lease the property without charging a new leasing fee. (Leases shorter than 12 months are excluded.)
Annual Tax Preparation and Financials | When tax season hits, you’re not scrambling for statements and totals. The numbers are already organized, which makes it easier to file, answer questions, and show performance to your CPA or lender. We verify owner information, address, and EIN; prepare and submit 1099s to the IRS and to you; and provide year-end financial cash flow, income, and owner statements. Additional copies are available for a small fee.
Online Payments | The easier it is to pay, the more often rent shows up on time. That means fewer avoidable delays and a more predictable cash flow month after month. We offer a 24/7 online payment system where owners can pay via free ACH or e-check and set up auto-draft at no cost to you. Convenience charges may apply if owners choose to pay with credit or debit cards.
Rollover Utility Management | A vacant home doesn’t have to mean frozen pipes, surprise damages, or hours on hold. Utilities stay where they need to be, so the property is protected and show ready without extra hassle on your side. During vacancies, we coordinate electric, natural gas, and water utilities back into the manager’s or landlord’s name, then return them to residents when the home is reoccupied.
Safe Key Service | Key control is handled automatically at every move-out. There’s less risk of unknown keyholders, stronger security for the property, and a consistent process that supports both resident peace of mind and owner liability protection. We re-key the home’s locks at each turnover so every new household starts with a fresh set of keys and old keys are taken out of circulation.
Investor Pocket Listings | When it’s time to sell, trade up, or reposition, you’re not starting from zero. There’s already a warm audience of investment-minded buyers who understand rental properties and may be ready to move quickly. Eligible properties are added to our Investor Pocket Listing program at no additional charge, giving your asset quiet exposure to our network of active investors and owners.
Eviction Protection | Even with strong screening, nonpayment can happen. When it does, the legal cost doesn’t land entirely on your shoulders, softening one of the most expensive situations in rental ownership. If a resident we screened and placed is evicted for nonpayment of rent, this plan covers the cost of the eviction itself. We will file the eviction paperwork and work with the local authorities and legal advisors to expedite the process (excluding the manager’s time in court, which is handled separately in the management agreement).
Personal Property Page | Instead of a generic listing, your property looks and feels like a professional investment asset online. It’s easier to market, easier to share with partners or lenders, and easier for people to see its full value. We create a dedicated property page with high-resolution photos, 3D tours, floor mapping and geography location details for your home.
Marketing and Advertising | We actively market your property across a wide range of platforms, ensuring it gets the attention it deserves. Your property is syndicated to major rental listing sites and supported by a comprehensive digital marketing strategy, including social media ads and targeted geofencing campaigns. These campaigns focus on high-traffic areas, key locations like nearby employers, schools, and campuses, and major thoroughfares, ensuring your property stays in front of the right people, not just more people.
On a weekly basis, we generate over 80,000 impressions, 24,000 video views, 4,000 website visits, and 1,500 link clicks across all our social media platforms. This ensures that your listing reaches a wide audience, both locally and regionally, while engaging potential renters who are actively searching. Today’s renters are not scrolling through Zillow at night—they’re scrolling through their social media accounts. Our strategy captures them where they are, driving visibility and engagement in a way traditional listing methods simply can’t.

HVAC | We provide priority HVAC service with emergency appointments within 24 hours and an annual service inspection on the furnace and air conditioner, checking airflow, electrical components, gas connections, condenser coils and blower motors. Major systems get treated like the big-ticket items they are. Fewer surprise breakdowns, longer equipment life, and more comfortable residents all support renewals and smoother long-term budgeting. The annual HVAC and AC inspection is also a digital inspection that you will find in your document library for your records.
Annual Inspection | Tiny issues don’t have to grow into big, expensive ones. A structured annual checkup protects condition, supports safety, and helps keep the property performing like a long-term investment, not a short-term project. Once a year, we perform a comprehensive property inspection and handle or coordinate key preventative tasks:
Inspect and test all smoke detectors and carbon monoxide detectors.
Remove shower heads and clean sediment to provide best water flow possible.
Inspect gutters for clogs, debris, poor drainage, and damages.
Flush water heater to remove sediment to improve the life of the item.
Inspect and preform necessary caulking in bathrooms, kitchen or other areas that are exposed to water to help prevent damages.
Check weather stripping on all doors and windows.
Check siding and roofing for visible signs of problems.
Test garage door opener, including auto-reverse function.
Check window screens and locks.
Vacant Property Promise | On a bi-weekly basis we perform vacant property checks on all properties that are not occupied. These Vacant Inspections are essential, especially during extreme weather months. In winter, we monitor for freezing pipes and heating issues while checking water is flowing in the home. In the summer, we are ensuring your HVAC is functioning properly and sprinklers are still keeping the lawn in healthy shape. These checks help prevent costly repairs, safeguard your property, and ensure we are addressing issues early. By staying proactive, we maintain the condition of your property, minimize risks, and protect your investment while your not collecting rent.
Asset Protection Option | From filing your LLC, obtaining your EIN and providing registered agent services our turn-key solution ensures you stay compliant and organized. You will have easy access to all official documents on your owners portal whenever you need. Whether you're starting or growing your real estate portfolio, forming an LLC helps safeguard your personal finances while unlocking tax benefits.
