Our 208.properties Resident Benefit Package is designed to provide protection and convenience to our tenants. We are continuing to add more services as we find value with more partners in the Treasure Valley.
We believe in investing in our tenants anyway that we can. All our tenants are automatically enrolled during the leasing/renewal process and there is no opt out option. The Resident Benefit Package will be billed as a monthly charge and due with your rent payment.
The Resident Benefits Package is only $25 per lessee per month and includes the following features:

Maintenance Portal | You do not have to chase anyone for repairs. You can submit requests online 24/7, message our team directly, and track progress so issues are handled faster and more efficiently. Our trained staff will also help troubleshoot issues to help elevate any unnecessary trip charges or work orders for things that can be resolved with collaboration.
Online Move-In Inspection Report | Your security deposit is better protected. A documented, photo-backed move-in inspection clearly shows what existed before you arrived, reducing the risk of disputes when you move out. At move-in, you complete a digital inspection that documents the home’s condition, including photos, and store that report with your file.
Identity Theft Protection through Allstate | Your credit and identity are being watched for suspicious activity, even when you’re busy. That means you can respond faster if something doesn’t look right. We partner with Allstate to offer identity theft protection that includes alerts for new credit activity, monthly credit scores, an annual credit report, and monitoring for high-risk transactions.
Online Payments | Paying rent is faster and more flexible. You can pay online 24/7, set up auto-draft, and skip writing checks or driving to the office. Note: Convenience charges may vary depending on payment method.
Credit Reporting for All Rental Payments | Every on-time rent payment can help you, not just the owner. With positive credit reporting through our online system, your consistent payment history may support your credit profile over time—turning something you already do each month into a potential long-term benefit that impacts your credit score. One Time NSF Fee Forgiveness | One mistake does not define your account. If you have a returned ACH or check once per lease cycle, we will waive the NSF fee and help you get back on track.
One Time Late Payment Forgiveness | Life happens. This gives you a built-in safety net for a tough month, helping you avoid a full late penalty as long as you fix it quickly. Once every 12 months, if your rent is late, we’ll reduce your late fee to $45 when it’s paid on the same day the fee is applied.
Air Filter Delivery | With air filters typically being the responsibility of the tenant we have found providing quarterly delivery has removed the hassle and stress of trying to remember when it was last done and/or when it needs to be done. The regular filter changes can improve your home’s air quality and may lower your utility bills by 5–15%, without you having to remember which size to buy or when to replace it.
