ADA COUNTY

Median Sales Price ($)

There was a 24% decrease in the number of resale homes aged 1-5 sold in July when compared to June. These homes are generally priced above the median sales price when compared to older resale homes. Lower volume may be one reason why median sales price declined in July.

Days on Market

Boise continues to have the lowest DOM in July. Homes sold in Boise were on the market for an average of 25 days, this average is even lower for homes 50+ years old which are priced lower than the median home sold this month in Ada County.

Inventory

35% of homes added to inventory this month were in Meridian. Of these homes, 20% are resaless between 20-50 years old that have a median sales price of $515K.

CANYON COUNTY

Most age categories saw a decrease in median price, although homes aged 6-10 years saw considerable price increases this month.

Days on Market

Resale homes sold in Nampa had some of the lowest average days on market of any other segment in the county, averaging 25 days in July.

Inventory

Only 20% of homes currently in inventory were added in July, the rest have remained on the market an average of 90 days.
