Median Sales Price ($)

In May there were 22% more homes sold that were purchased with cash as opposed to April. 16% of May’s Eagle sales were purchase in cash, compared to 11% of the homes sold in April.

Days on Market

The lowest average days on market were seen for resale homes 20+ years old. These homes were on the market under 20 days on average. This shows a continued buyer demand for older resale homes despite higher prices.

Inventory

Inventory increased for the fourth month in a row, growing 12.2% in May from April.

CANYON COUNTY

Median Sales Price ($)

The median sales price for new homes increased slightly in May but wasn’t a key driver to the overall increase.

Days on Market

Homes priced under $300K were on the market for an average of 25 days across the region in May, opposed to those priced $301-500K which averaged 43 days on market.

Inventory

Resale homes added to inventory in May are located primarily in Caldwell and Nampa. These homes tend to be older resale homes (20+ years old).
