Application Process

To apply for a rental, visit the available rentals page and choose the property you are interested applying. Scroll down and click on "Learn How to Apply." You’ll be directed to our rental criteria page, where you can review the requirements. Once you’ve reviewed the criteria, click "Apply Here" to begin your application.

Yes, we do rent to students. Additionally, you may include a cosigner when applying.

Applications are typically processed within 3-5 business days.
Rent Payments

Rent is due on the 1st with a 5-day grace period and will be considered late on the 6th.

Yes! This is easily set up on the Resident Portal.

On day 6th there is a $45 late fee and then $5 per day. You may receive a 3-day notice to pay or quit.

Yes! You are welcome to pay in multiple payments as long as the full amount is received by the 5th.

Lease Terms

Yes, there is a lease break fine and terms are laid out in the lease.

In order to have a roommate removed from the lease, all parties on the lease must agree, remaining roommates may be asked to provide paystubs to support them being able to pay rent without the departing roommate. Depending on when the roommate change occurs there may be a cost to change roommates.

Yes, please contact the office on your portal prior to making any changes.

We start our process 90 days before the end of the lease, we do our best to have renewal offers sent to residents no later than 60 days prior to the end of the lease.

At this time we do not have any leases shorter than 3 months. All term requests are handled on a case by case basis.

Yes, you must have Renters insurance within 14 days of the lease start date with personal liability insurance policy, which provides limits of liability to third parties in an amount not less than $100,000 per occurrence.

An Emotional Support Animal (ESA) is a companion animal that provides therapeutic benefit to individuals with a mental or emotional disability. Unlike service animals, which are specifically trained to perform tasks for people with disabilities, ESAs do not require specialized training. Their primary role is to offer comfort, support, and companionship to their owners, helping alleviate symptoms of conditions such as anxiety, depression, post-traumatic stress disorder (PTSD), or other mental health challenges. Must have a letter from your licensed mental health professional stating that the animal provides emotional support necessary for your well-being due to a diagnosed mental or emotional disability.
