Median Sales Price ($)

While overall sales prices remained relatively flat in April, the gap between original list price and final sold price narrowed from about $13K in March to $8K in April.

Days on Market

Resale homes aged 31-80 years old continue to have the lowest average days on market of any other age bracket in Ada. These homes sold after 21 days on average in March and 17 days on average in April.

Inventory

30% of homes in overall inventory are new homes that have been on the market for over 30 days. Over half (54%) of these homes are located in Eagle or Meridian and have been on the market over 100 days.

CANYON COUNTY

Median Sales Price ($)

Median sales price, $429,945, remained similar this month. The median price has ranged from $420,000-$440,000 for all of 2026.

Days on Market

Every age of home experienced a decrease in average days on market except for homes aged 51 or older. These older homes increased about an average of a week.

Inventory

70% of homes on inventory in Middleton are classified as new.
