Median Sales Price ($)

Prices of resale homes aged 20 years or more increased in March. The average square footage of these older resale homes was 50 square feet larger on average which may be part of the reason prices of these homes rose slightly in March.

Days on Market

The majority of homes that were sold after being on the market 24 days or longer (81%) experienced a price cut before being sold in March.

Inventory

45% of current inventory was listed in March, with 32% of those homes being resale properties 20+ years old—a segment that typically sells within a month. Most of these older resale listings are located in Boise.

CANYON COUNTY

Median Sales Price ($)

The median price of younger resale homes aged <1-5 years decreased by 16% in March (to $455,950), this was after a large increase in February.

Days on Market

Average days on market remained similar to February (about 59 days).

Inventory

In addition to the sales going up in March, the number of houses on the market at the end of the month also increased.
