ADA COUNTY

Median Sales Price ($)

The most affordable homes in Ada County continue to be located in Kuna where the median sales price of homes sold in January was $424,990.

Days on Market

There is a significant discrepancy between the days on market (DOM) and cumulative days on market (CDOM) for younger resale homes sold in Meridian and Eagle this month. DOM averages the number of days properties have been actively marketed from the time they are listed until they go under contract. CDOM provides a broader view by continuing to count days if the property is taken off the market as long as it is relisted within 90 days.

Inventory

35% of homes currently in inventory were added in January. One-third of these homes added are located in Meridian where the vast majority are new homes. In overall inventory, 60% of homes are new. Homes added in January were evenly split between new and resale homes.

CANYON COUNTY

Median Sales Price ($)

The median price of homes in Canyon has not varied much since last January with only a range of $24,000 between monthly medians. This indicates some level of stability in the market.

Days on Market

Homes in Caldwell in January tended to be on the market on average longer than in the other cities in Canyon.

Inventory

37% of the homes on inventory were added in January; the other homes on the market have been on the market an average of 108 days.
